Development Approvals
To carry out any development or change of use on a proposed site, you must apply for a development permit from The City of Red Deer
Inspections and Licensing Department
. Please note that home-based businesses may also require development approval.
Uses which are "permitted" by the
Land Use Bylaw
can be approved by the Inspections and Licensing Manager in approximately two weeks. The Municipal Planning Commission can only consider "discretionary" use or uses, which require a relaxation of the Bylaw requirements. Six to eight weeks should be allowed for approval. Following notification of the decision by the Municipal Planning Commission or the Inspections and Licensing Manager, there is a 14 day appeal period, during which anyone affected by the development may appeal a decision or condition to the Development Appeal Board.
An application fee is required; the amount of the fee varies depending on the type of development.
