The City reminds land owners to register their secondary suites

(Red Deer, Alberta) – The City is reminding land owners with secondary suites that the registration deadline for an existing secondary suite is July 1, 2010.

“We are asking owners of secondary suites who may not know if their suite is legal to contact the Inspections and Licensing department with any questions they may have,” said Beth McLachlan, Inspections and Licensing. “We do not want to shut suites down; we simply want to work with the owners through the inspection and development process to ensure the suite is safe for people to live in.”

Homeowners are encouraged to start the application process as soon as possible. The City’s number one concern is the safety of residents, and by having this time-limit application process, The City will be better able to make sure suites in Red Deer meet the Safety Codes Act.

Property owners who have an unregistered occupied illegal secondary suite are subject to penalties of $ 500 after July 1, 2010. If an owner has registered their secondary suite and started the necessary application process with The City, the landowner will not be subject to penalties.

A secondary suite is generally defined as any self-contained dwelling unit that is located within a primary dwelling unit, where both dwelling units are registered under the same land title. A dwelling unit means a self contained building or a portion of a building usually containing cooking, eating, living, sleeping and sanitary facilities and used as a permanent residence by a household.
