Property Assessment Notices are on the way

(Red Deer, Alberta) – Property owners will receive their 2010 property assessment after The City mailed out all assessment notices last week. Owners are reminded to review their assessment notice to ensure the information is accurate.

“It is important for owners to review the information on their Property Assessment Notice because we use this value to calculate their 2010 property taxes,” said Brian Lutz, City Assessor.

Each Property Tax Notice is based on the assessed property value multiplied by the property tax rate, which is determined by City Council in May. “Some residential property owners may see a lower assessment than they did in 2009, but a lower assessment does not mean their property taxes will go down,” said Lutz.

Property Tax Notices are mailed to owners in late May and payments are due by June 30, 2010. People who do not receive an assessment notice by January 31 should contact Assessment & Taxation Services. Property tax notices that arrive in May can not be disputed; therefore, owners must try to resolve any concerns they have with their assessments before the deadline stated on the assessment notice.

If property owners believe there is an error in their property assessment, they should contact The City of Red Deer’s Assessment & Taxation Services department at 403-342-8126 and arrange an appointment to speak with an assessor. Assessment & Taxation Services is located on the fourth floor of City Hall at 4914 48 Avenue.

If property owners aren’t able to resolve their concerns through a conversation with an assessor, they can submit a formal appeal to the Clerk of the Assessment Review Board. The appeal must explain why they think the information or assessed value on the property assessment notice is incorrect, and what assessed value and information they feel more accurately reflects their property.

Property Assessment Notice appeals must be received by the Clerk of the Assessment Review Board no later than March 15, 2010. Due to recent changes in provincial legislation, there are new requirements in the filing of an appeal. Therefore, property owners are encouraged to submit appeals early to ensure there is sufficient time for processing and review of the appeal. Appeals will be reviewed in the order they are received.

The filing fee shown on the owner’s assessment notice must be included in the package with the appeal form. Any appeals that arrive after the deadline are not accepted regardless of the postmark date. The Clerk of the Assessment Review Board is located on the second floor of City Hall at 4914 48 Avenue; mail should be addressed to Box 5008, Red Deer, Alberta, T4N 3T4.
