Letter of Compliance

A Letter of Compliance can tell you things about a property that may otherwise not be known, such as zoning and if there are any open permits on the property.

A Letter of Compliance from The City of Red Deer can protect you from future legal problems related to the construction of a home and any improvements which may have taken place. 

When would I need a Letter of Compliance?

You may need a Letter of Compliance if:

  • you want to confirm the zoning of a property
  • you’re purchasing a property which has had interior renovations completed and you want to ensure the work was done with permits
  • you’re purchasing a property which has had a new deck built, a new addition, or a new detached garage completed and you want to ensure the work was done with permits

Who can apply?

An owner or a representative of an owner with a Letter of Authorization (pdf) from the owner.

How do I apply?

Apply for a Letter of Compliance by completing and submitting the Development Permit Application - Letter of Compliance (pdf)  application form and its requirements to Inspections and Licensing via:

Real Property Report

A Real Property Report (RPR) shows your property lines and the location of any buildings and fences on your property.

An RPR with a stamp from The City of Red Deer can protect you from future legal problems related to property boundaries and improvements.To obtain a Real Property Report, contact a land surveyor, who will forward the report to The City of Red Deer.

When would I need an RPR?

You may need an RPR if:

  • you're building a new structure on your property
  • you need to know about any easements or encroachments
  • you’re buying a new house
  • you’re selling your house
  • you’re in a dispute over property lines with your neighbours or The City

How do I apply?

You can apply for RPR compliance by completing and submitting the Development Permit Application - RPR (pdf)  application form, and its requirements, to Inspections and Licensing via:

Requesting a copy of your RPR

If you are in need of a copy of a Real Property Report, please provide the following information:

  • Address of the property
  • Complete name(s) of all owners on title
  • Letter of Authorization (pdf)  from the property owner will be required if the requestor is not the property owner (ex. realtor or lawyer)

Email the above information to inspections@reddeer.ca to request a copy of the RPR.
